We are please to announce that revision 3080 has begun to be released. It is being released first to RM Online users and will be released to stand alone users in the coming weeks. Please see the list below for what will be included.

New in Rent Manager Xi rev. 3080

Web Access Applications

Three licensable, Web-based features have been added to Rent Manager Online (RMO):
Service Manager Web Access, Mobile Administration Web Access, and Resident Web Access.

RMO-licensed-users can access RMO data using a Web browser or mobile device such as a smartphone. Web Access system preferences are used to enable Rent Manager Web services and view licenses. Web Access is not available for standalone users.

Service Manager Web Access must be enabled in system preferences and requires the user privilege: Service Manager Web Access. Service Manager Web Access preferences provide default settings for determining which users can view and modify service issues assigned to other users. Service Manager Web Access is designed for desktop/browser access and provides the ability to view and update service tickets. Service Manager Mobile is designed for access from a smartphone and provides the ability to open and close issues, add resolutions, change ticket assignments and filter an issue list by unit and customer.

Mobile Admin must be enabled in system preferences and requires the user privilege: Mobile Web Access. Mobile Admin provides the ability to view and update rental information, accounts receivables, bank account transactions, profit and loss reports and service issues. The Mobile Admin license include access to Service Manager Mobile.

Resident Web Access is a customizable Web application that must be enabled in system preferences. Resident Web Access preferences provide default settings for logging in, allowing customers to create accounts and select verification methods, viewing and updating specific financial transactions, allowing customers to create service tickets and see issue details, and selecting styles (color, header, style sheet) for the Web site. New residents can create their own Web access accounts. Residents can view open charges, view transactions and make payments, update passwords, view and update service issues.

Estimates, Inventory, and Purchase Orders

Rent Manager users who are set up as Sales Representatives can create project and sales estimates. Sales Representatives can use the Estimates feature to create estimates, add comments to include on linked invoices, enter notes to be used internally, edit or delete estimates, memorize estimates, and list estimates that meet a specified criteria. Estimates reports include: Estimate Sales Representative Review, Items Closed from Estimates, Commission Report by Invoice, and Commission Report by Item. The Estimates feature requires the following user privileges: Lease/Sales Agent and Sales/Invoicing.

The Inventory system lets users view the list of items that have been entered in Rent Manager, mark items as trackable inventory, identify the status of items using a color-coding scheme, display detailed information about a selected item, see the transactions for a specific item, manually increase or decrease inventory values as needed, link inventory items to a purchase order (P.O.), work order, or invoice and run inventory reports (Inventory History, Inventory Reorder, Inventory On Order).

The Inventory system is closely integrated with the P.O. functions; however, you don't have to use both systems. You can keep track of your inventory without issuing P.O.s. You can also use P.O.s without tracking inventory. Default Inventory system preferences are enabled by selecting the P.O./Inventory group. To use the Inventory system, the following user privileges must be enabled: View/Edit Items and Add/Edit Inventory.

The P.O. system allows for automated approval of purchase requests, as well as receiving inventory. Users can create purchase order requisitions, approve P.O.s, link P.O.s to bills or invoices, receive items into inventory from a P.O., check the status of any P.O., and run a P.O. Listing report. The Purchase Order system requires the following user privileges: View/Edit POs and/or Approve/Delete POs.
Administration

The 1099 Adjustment tool provides the ability to easily make 1099 adjustments. You can select a vendor and mark checks as 1099 where appropriate. This feature requires the following general user privilege: Use 1099 adjustment tool.

Import/Export

Export Blue Moon Lease data for a customer within a selected property (or all properties) provided the Blue Moon software has been installed. The file is exported as a .csv file (compatible with Blue Moon lease forms).

Reports

The Owner Trust Account Balances banking report lists a bank's activity by individual owners. Since all of a bank's activity might not come from owned properties and units, it is possible to include an "Other" line on this report.

The Property Trust Account Balances banking report lists a bank's activity by individual properties.

Enhancements

Bills and checks

Users can rearrange the order in which line items are listed in the ledger by selecting an item and clicking the up and down arrows to put the items in a particular order.

Bird's Eye View

Bird's Eye View shapes can now be arranged by depth (up, down, top, bottom).

Bird's Eye View map settings can now be entered in pixels or inches.

Users can create unit shapes as well as non-unit shapes to represent roads, ponds, or other landmarks. Non-unit shapes can have a caption and a specific color; they are not affected by overlays.

Users can now edit bank deposits

Does this allow owners to logon and get information too or only for residents?
